By setting clear standards, they foster a safe, attractive, and well-maintained community that benefits all homeowners and encourages long-term investment.
  • These restrictions are legally binding on all current and future property owners.

🚫 Use Restrictions

  • All lots are designated for single-family residential use only. This means no businesses, commercial enterprises, or rental for commercial purposes are allowed on the property.
  • Structures such as duplexes, apartment buildings, or multi-unit dwellings are strictly prohibited.
  • This ensures the community retains a quiet, residential character with consistent home types.

🛠️ Construction Standards

The following standards apply to all types of permitted homes, including site-built dwellings, barndominiums, manufactured homes, and modular homes:

  • Budling Lines:
    • No building may be constructed on any Lot nearer the setback lines shown on the Subdivision plat.
  • Exterior Walls:
    • Vinyl siding is NOT permitted.
  • Minimum Size:
    Each dwelling must have at least 1,000 square feet of heated and cooled living space.
  • New Materials Only:
    All construction must use new materials—no recycled or previously used building components.
  • Porch Requirements:
    Every home must include a front and back porch, each measuring at least 6 feet by 10 feet.
    • These porches must be built at the same time as the home itself.
    • For manufactured and modular homes, porches must also be constructed at the time the home is placed on the lot—unless the home already includes them as part of the structure.
  • Elevation Standards:
    Homes elevated above ground level or the foundation must:
    • Be securely tied down to meet all regulations set by the State of Texas.
    • Be fully skirted to ensure a finished, uniform appearance.

🌿 Property Maintenance

  • Homeowners are required to maintain their property in a neat and orderly condition. This includes mowing lawns, trimming landscaping, and general upkeep of structures.
  • Properties must be kept free from debris, clutter, or unsightly items, which includes unused building materials, broken-down vehicles, or overgrown vegetation.
  • Failure to maintain a lot properly may result in corrective action by the HOA or legal measures.

    🚗 Vehicles and Parking

    • No vehicles of any kind may park on the Street.
    • Commercial vehicles, RVs, trailers, boats, and unlicensed or inoperable vehicles cannot be parked in view from the street.

    🐾 Animal and Livestock Restrictions

    • No animals may be kept for commercial purposes.
    • Pet owners must ensure that their animals do not cause a nuisance, such as excessive noise, aggression, or unsanitary conditions.
    • Hogs/swine are prohibited, except for youth programs like 4H or FFA.
    • All livestock must be properly housed and fenced.
    • Owners are liable for any damage caused by their animals.
    • Poultry and birds must be kept in pens (max 1,000 sq. ft.) and not allowed to roam.
    • Overgrazing is prohibited owners must maintain their lots to preserve the neighborhood’s appearance.
